How Does This Work?

This in-depth, 9‑module live course is designed to give brokers a deeper understanding of the statewide forms you use every day. Each 3‑hour session (3 CE credits) focuses on a different group of forms and their practical applications in real transactions.

  • Format: Live via Zoom – real interaction, questions, and examples. Class will not be recorded.
  • Length: 9, three hour modules, taught weekly on Thursdays.
  • Instructor: Lead Instructor Annie will launch the series.
  • Flexibility: Join any single module, or take all nine for the full learning experience. 

Once you've registered for one or more of these courses, the Zoom link will be provided to you one day prior to the scheduled class via email.

A limited number of scholarships may be available for class tuition. Interested participants should contact Liz Garcia to determine eligibility.

Designated Broker/Managing REALTOR® Office Pricing:

  • $500 flat fee per office (members only) Includes access for the Designated Broker/Managing Broker plus up to five (5) additional licensees from the same office (maximum of six total participants).
  • The DB Office Pass includes all 9 classes during February 12th- April 9th, 2026. WR Education will reach out to the DB who purchased the office pass for participants information to ensure proper attendance tracking and CE Credit.
  • Additional licensees beyond the six included participants may register at the standard member individual or 9-class pack 

Important Notes:

  • Passes are non-transferable and may not be combined with other discounts or incentive programs.
  • Not valid for Legal Symposiums, Instructor Development Workshops, or other excluded programs.
  • Class participation is subject to capacity limits.
  • Passes are non-refundable once the first class has occurred, and missed classes are not eligible for refunds.

  • Failure to attend registered classes does not result in prorated refunds.

    Forms Deep Dive: Courses 1-9

    Form 21

    Form 21 is the most used contract in Washington real estate and mastering it is critical to broker competence, risk reduction, and client protection. This course breaks down the Residential Purchase & Sale Agreement in clear, practical language, helping brokers understand what each section means, how it affects transactions, and where mistakes most often occur. Through real-world examples and discussion, brokers will learn how to draft cleaner offers, avoid costly errors, recognize when legal advice is needed, and confidently guide clients from offer through closing. 

    Form 22A and related addenda, AA, AD, 41C, 22VV (insurance)

    This 3-hour continuing education course examines the most critical contingency forms used in Washington real estate transactions, including financing, appraisal, increased down payment, buyer credit, and homeowner insurance addenda. Brokers will explore how these contingencies operate, required timelines and notices, and how drafting decisions affect earnest money, risk exposure, and the ability to close. Through practical scenarios, participants will strengthen their ability to advise clients and avoid common contingency-related pitfalls.

    Form 22B: Buyer’s Sale of Property Contingency

    Form 22B (Buyer’s Sale of Property Contingency) is one of the most complex and risk-laden forms used in Washington real estate transactions. This in-depth course provides brokers with a practical and legal framework for understanding when Form 22B should be used, how it operates within the purchase and sale agreement, and the serious consequences that can arise from improper use.

    Participants will examine the structure and timelines of Form 22B, including listing requirements, notice obligations, contingency satisfaction, and waiver, and how Form 22B interacts with related forms such as Forms 22Q, 39, 38A, 44, 46, and 90K. Through real-world scenarios and case studies, brokers will learn to identify common pitfalls, manage risk, and avoid unintended waiver of contingencies or default.

    Forms 35 (inspection and related addenda), 35F (feasibility) and 35E (Escalation)

    This course provides an in-depth analysis of forms: Form 35 (Inspection Contingency Addendum), Form 35F (Feasibility Addendum), and Form 35E (Escalation Addendum). Through real-world scenarios and detailed form review, participants will learn how these addenda function contractually, how timelines and notice requirements operate, and where brokers face the greatest legal and ethical risk.

    The course focuses on proper drafting, delivery of notices, and negotiation mechanics, with special attention to inspection contingencies, prohibited delivery of inspection reports, escalation calculations, and feasibility investigations. Participants will gain practical strategies to protect their clients while staying within the broker’s standard of care and avoiding unintended waiver of contractual rights.
